We are an established local business with premises in the main trading area. Our staff are dedicated to the smooth running of your property right from the start. We aim to provide a professional, helpful and efficient service, which our clients have come to expect. Our comprehensive property management services remove the workload and any complications that may arise and ensure your property rental income is monitored regularly.
We deal with all aspects of lettings and management and provide the following:
- Inspection of the property and advice on current achievable rents
- Advertising your property in our main street window, papers and on the internet
- Accompanying all prospective tenants on viewings
- Reference and credit checking all tenants
- Drawing up shorthold tenancy agreements and detailed inventories
- Checking tenants into premises, processing deposits, rents and fees
- Reading all meters and informing service providers of new occupants
- Doing a visual inspection of the premises every 3 months
- Organising maintenance, repairs and annual checks etc
- Issuing statutory notice for possession of premises
- Co-ordinating all arrangements for the tenants vacating the premises
- Organising preparation of premises for new tenant
- Annual newsletter to keep you informed of legislation changes and other relevant items
- Supplying a detailed landlords statement and balance of rent on a monthly basis
- We also offer a tenant selection service

We currently hold professional indemnity insurance and we are a member of the National Association of Estate Agents Clients Money Protection Scheme as well as the National Approved Letting Scheme all of which have strict criteria for participation. There are no hidden charges.
Tenants
We offer furnished and unfurnished accommodation within the Newquay area. Our site is kept updated with a list of all available rental properties with colour pictures.

We do not under any circumstances rent property to tenants who have not reached their eighteenth birthday, unless they are part of a family group.
Viewings
If you wish view a property, please contact us to arrange a convenient appointment. You may be asked to provide identification before viewing a property.
References
By law we are required to verify your identity. Types of identification are: passport, drivers licence, benefits books, national insurance card, car registration document. We always request two types of references e.g. current or previous employer, current or previous landlord, accountant, bank or building society. Personal references from family, friends etc are not acceptable.
Deposit
The deposit required for any property is clearly stated within the description. The deposit is fully refundable after a satisfactory inspection once you have vacated. No money will be refunded until all deductions for damages have been made.
Rent
We require one months rent in advance; the rent is then payable by standing order on the 1st of each month
Fees
The administration and credit check fees are stated on the property list, payable by you and in cash. The credit history search is a non-refundable fee.
Paying by Cheque
Please make your cheques payable to David Ball Agencies. All monies are to be paid on the signing of the agreement prior to occupation. They should be paid in cash unless they are paid a minimum of seven working days prior to occupancy.
Please note all lettings are subject to satisfactory references and sufficient credit checks being received.
